||Sr Project Mgr - Const
Responsible for all aspects of commercial building and site construction with direct accountability for project execution
while leading a team to accomplish specific objectives. Develops detailed work plans, schedules, project estimates,
resource plans and status reports. Plans, directs, coordinates and schedules all elements of project construction
including budget, goals and objectives to ensure timely, cost effective completion. Effectively communicate relevant
project information to management and minimize company exposure and risk.
1.Coordinate project team comprised of internal departments and external operating
partners to manage the scope, design and other criteria regarding the project and
ensure all project requirements are understood. Direct contractors, subcontractors,
engineers and architects at all phases of construction. Review, coordinate, approve
or recommend approval of all changes that occur during the planning, development
and construction phases.
2.Develop cost estimate data for project proforma. Evaluate, forecast and manage
project costs. Provide value engineering and constructability analysis to improve
3.Integrate with the Development Project Manager during the development process to
ensure cost effective designs. Assist with budget and schedule preparation. 15%
4.Oversee the building construction process and maintain all project related
documentation. Closeout project for transfer to operations with all required
certificates, inspections and documents. Oversee the LEED certification process.
5.Establish bidding procedures as applied to each individual project. Draft and
administer all project contracts including consultants, contractors, etc.
Recommend selections for project award. Provide oversight and evaluate
contractors ensuring adherence to project and quality standards addressing issues
6.Provide mentoring, technical consultation and leadership to staff Project Managers.
Perform estimating and budgeting.
Review, approve or recommend approval of all change requests, change orders, invoices and payment
Coordinate all warranty maintenance and repair work between contractor and operations.
Perform other job-related duties as assigned.
Education Bachelor degree in construction management, engineering, architecture, business or other related discipline or equivalent experience.
LEED Accreditation preferred. Project Management Certification preferred.
Minimum Ten years of experience in project management and/or construction management relating to commercial construction.
PC proficiency to include (to include but not limited to) Microsoft Office applications (Word, Excel, Outlook, etc.) and ability to learn company specific software.
Familiarity with Microsoft Project or other Project Planning/Tracking software preferred.
Ability to adapt to new or changing software programs.
Mobility Some travel may be required to locations outside Baltimore/Washington DC
Proven track record of successful completion project.
Knowledge of sustainable development and construction preferred.
Knowledge of current trends including LEED preferred.
Understanding of site (land/building) development preferred.
Demonstrated ability to lead and organize cross-functional teams.
Ability to read blueprints and architectural/engineering drawings.
Excellent customer service skills.
Excellent oral and written communications skills.
Ability to prepare and monitor budgets.
Ability to multi-task and prioritize concurrent assignments.
Ability to adapt to shifting priorities.
Must possess a valid driver’s license and the ability to operate a motor vehicle.
Ability to be available to be on call and respond at off hours to emergency situations.
May be required to carry and maintain appropriate government credentials.
